To provide an accurate quotation, we may ask for:
- The property address or postcode

- Number of rooms
- Description of the contents
- Details of bulky or heavy items
- Parking information
- Stair or lift access
- Distance between the property and vehicle loading area

A quotation may be provided from photographs or information supplied remotely. In some situations, an on-site assessment may be required.
Unless stated otherwise, a quotation is based only on the items and work described at the time it was issued.
4. Changes to the Quoted Work
The final cost may change if the actual work differs materially from the information originally supplied.
Examples include:
- Significantly more items than shown or described
- Additional rooms or storage areas requiring clearance
- Additional van loads
- Unexpectedly heavy items
- Restricted access not previously disclosed
- Additional dismantling
- Extra labour
- Specialist waste
- Items requiring additional disposal arrangements
Where possible, we will explain any additional cost before carrying out work outside the original quotation.
You are not obliged to accept additional work that has not been agreed.
5. Booking a Clearance
A booking is confirmed once we have agreed:
- The service required
- Property location
- Date or agreed attendance period
- Scope of work
- Quoted or estimated price
- Any relevant access arrangements
Depending on the job, we may also request photographs or additional information before confirming the booking.
Customers should ensure that the information provided is accurate.
6. Property Access
You are responsible for ensuring that our team can access the property at the agreed time.
This may include arranging:
- Keys
- Entry codes
- Parking
- Building access
- Gate access
- Lift access
- Permission from landlords, agents or building management where required
Please tell us in advance about narrow entrances, restricted parking, stairs, long carrying distances or other access difficulties.
Additional time or labour resulting from access conditions that were not previously disclosed may affect the cost.
7. Your Authority to Request a Clearance
By booking a service, you confirm that you are authorised to instruct us to remove the agreed items.
You may be:
- The property owner
- The tenant
- The landlord
- The executor or administrator of an estate
- An authorised family member
- A managing agent
- A business representative
- Another person with lawful authority
We may refuse to remove an item if there is reasonable doubt about ownership or authority.
8. Items That Must Remain
Customers are responsible for clearly identifying anything that must not be removed.
This is particularly important for:
- Personal documents
- Passports
- Legal papers
- Family photographs
- Jewellery
- Money
- Keys
- Medication
- Electronic devices
- Sentimental belongings
- Items belonging to another person
- Items included in a will or estate administration
Where possible, items being retained should be removed from the clearance area or clearly marked before work begins.
For probate and bereavement clearances, please provide clear instructions regarding belongings that must be preserved.
9. Valuable or Sentimental Items Found During a Clearance
Our team may occasionally discover documents, photographs, jewellery or other belongings while sorting a property.
Where an item appears important or valuable, we may place it aside for the customer where reasonably practicable.
However, customers should not rely on the clearance team to identify every valuable, personal or sentimental item.
Important belongings should be removed or identified before the clearance begins.
10. Waste and Responsible Disposal
We aim to handle unwanted materials responsibly and, where practical, separate suitable items for reuse, recycling or appropriate disposal.
Different materials may require different handling arrangements.
Waste carriers and businesses handling controlled waste in England are subject to legal duty-of-care requirements, and householders are also responsible for taking reasonable steps to ensure their household waste is transferred to an authorised person.
11. Items We May Not Accept
Certain materials may require specialist handling and may not be included in a standard clearance.
These can include:
- Asbestos
- Clinical or medical waste
- Chemicals
- Solvents
- Fuel
- Gas cylinders
- Certain paints
- Explosives
- Contaminated materials
- Hazardous liquids
- Industrial chemicals
- Other regulated or specialist waste
Please tell us before booking if you believe any potentially hazardous material is present.
We reserve the right to refuse any item that cannot legally or safely be transported or processed through the arrangements available to us.
12. Electrical Appliances
Electrical items such as:
- Fridges
- Freezers
- Washing machines
- Tumble dryers
- Cookers
- Televisions
- Computers
- Small electrical appliances
may require separate recycling or disposal arrangements.
Additional charges may apply to certain electrical appliances depending on their size, type and disposal requirements.
These should be disclosed when requesting your quotation.
13. Furniture Dismantling
Where necessary, furniture may be dismantled to allow safe removal from the property.
This can include:
- Wardrobes
- Beds
- Tables
- Shelving
- Desks
- Cabinets
Basic dismantling may be included within an agreed quotation where stated.
More complex dismantling or unusually large items may involve additional labour.
14. Parking and Additional Charges
Customers should tell us about parking restrictions before the booking.
Any parking charges, permits, congestion-related costs or other unavoidable access expenses may be added to the quotation where agreed or reasonably incurred in completing the booked work.
We will try to make such costs clear in advance whenever possible.
15. Delays
We aim to attend bookings at the agreed time or within the agreed arrival period.
However, delays may occasionally occur because of circumstances outside our reasonable control, including:
- Traffic
- Road closures
- Vehicle problems
- Severe weather
- Earlier jobs taking longer than reasonably expected
- Emergency circumstances
If a significant delay occurs, we will make reasonable efforts to contact you.
16. Customer Cancellations
If you need to cancel or rearrange your booking, please contact us as soon as possible.
Cancellation arrangements may depend on:
- When the booking was made
- When the service is due to take place
- Whether work has already started
- Whether specific costs have already been incurred
Where UK consumer cancellation rights apply to a distance or off-premises service contract, consumers will normally have a 14-day cancellation period from the date the contract is entered into.
If you specifically request that the service begins during that cancellation period, different rules may apply once work has started or been completed.
Nothing in these terms removes any statutory cancellation right available to you under applicable consumer law.
17. Cancellation by Us
We may cancel or postpone a booking where necessary because of:
- Unsafe working conditions
- Restricted or unavailable access
- Hazardous materials not disclosed beforehand
- Abusive or threatening behaviour
- Incorrect information that materially changes the work
- Vehicle or staffing problems
- Severe weather
- Circumstances outside our reasonable control
Where possible, we will contact you to discuss an alternative arrangement.
18. Payment
Payment arrangements will be explained when the service is booked or quoted.
Unless otherwise agreed, payment is due in accordance with the terms stated on the quotation or invoice.
Customers are responsible for checking the quoted amount and raising any questions before work begins.
Any additional charges must relate to additional work, costs or circumstances outside the original agreed scope.
19. Damage and Liability
Our team will take reasonable care while carrying out clearance and removal work.
Customers should tell us about:
- Fragile flooring
- Weak staircases
- Narrow access
- Existing damage
- Delicate fixtures
- Unusual property features
We are not responsible for pre-existing damage or for loss arising from inaccurate or incomplete information supplied by the customer.
Nothing in these terms excludes or restricts liability where doing so would be unlawful.
20. Customer Responsibilities
You agree to:
- Provide accurate information about the job
- Confirm that you have authority to instruct the clearance
- Identify anything that must remain
- Tell us about hazardous or unusual items
- Provide safe and reasonable access
- Disclose relevant parking or access restrictions
- Ensure children and pets are kept away from active working areas where necessary
- Follow reasonable safety instructions from our team
21. Photos and Videos
Customers may send photographs or videos to help us assess a clearance.
These may be used to:
- Prepare a quotation
- Assess access
- Estimate volume
- Identify equipment or staffing requirements
- Confirm the scope of work
We will handle personal information in accordance with our Privacy Policy.
We will not publish photographs of a customer’s property for marketing purposes without appropriate permission.

We aim to keep the information on this website accurate and useful.
However, service descriptions, prices, availability and other information may change.
Guide prices shown on the website are not necessarily a final quotation.
A confirmed quotation or written agreement relating to your particular booking will take priority over general website information where there is a difference.

Please read our Privacy Policy for information about how personal data is collected, used and protected.
26. Consumer Rights
Nothing in these Terms of Use affects your statutory rights as a consumer.
Services supplied to consumers must comply with applicable UK consumer protection law.
Where there is a conflict between these terms and a legal right that cannot lawfully be excluded, the legal right will apply.
27. Changes to These Terms
We may update these Terms of Use from time to time to reflect changes to:
- Our services
